For our landlords we offer simple yet effective advice surrounding the marketability of the property, ways in which we can maximise the rental yield and answer any questions you have regarding the legalities and procedures involved.

We feel it is very important to have access to the widest pool of potential tenants as possible and as such we do not levy excessive fees for people looking to rent from us. We only charge them a referencing fee and a walk out fee. By keeping these costs low we encourage tenants to use our services over any other available on the high street.

Services We Provide

Within our FULL MANAGEMENT package Tydemans Residential are committed to undertake the following:

  • We will provide you with a realistic and honest valuation of your property 
  • Full property details will be drafted along with descriptions and colour photographs where possible 
  • On your behalf we will organise EPC’s, Electrical and Gas safety inspections if required 
  • We shall advertise the property offline as well as on relevant internet portals and social media sites to generate interest to secure viewings
  • All of the viewings at our properties are accompanied by staff so that we can be best placed to answer any of the prospective tenant’s enquiries.  We offer early morning, evening and week-end appointments to suit work commitments 
  • Upon finding a suitable tenant we will carry out all of the pre-tenancy and credit / affordability checks also taking up employment and landlord references.  We guarantee 24 – 48 hour application turnaround 
  • All required paperwork and documentation will be prepared in advance of the move in date (Tenancy agreement etc.) 
  • Unlike other agents we also include a FREE OF CHARGE inventory service to complete the required documents – includes written report and photographs 
  • Deposit and rent payments will be required prior to moving in, this will be ring fenced until the move in date 
  • On the moving in day we will; meet with the tenant to exchange keys, sign paperwork and take any utility readings.  We will deduct our fee from the monies paid by the tenant and transfer the balance to the landlord 
  • The deposit is to be lodged within 7 working days with the government backed Deposit Protection Scheme (DPS).  We will also update all utility companies and the council notifying them of the change of tenant 
  • We are on call 24/7 to both our tenants and landlords should there be an issue that requires our attention 
  • Any and all maintenance issues that arise whilst the tenant is in situ will be dealt with by ourselves and also from a list of preferred and reliable contractors.  The landlord can also appoint who they wish should they have a preference.  Payment for the contracts will always be made from the next rental payment 
  • We will collect monthly rent payments and distribute to the landlord(s) the same day the monies have been received via bank transfer, a statement will be provided each month 
  • We will carry out quarterly inspections on each property to make sure that it is being looked after and address any area of concern with an update fed back to the landlord
  • Annual rent reviews will be carried out to make sure the rental price stays in line with current market value 
  • In the unlikely event a tenant fails to pay their rent we can offer advice and help in relation to removing them from the property via either section 8 or a section 21 notice.  No extra charge for this service 
  • Carry out a property inspection at the end of each tenancy. Comparing the move in inventory to the current state and address any issues that arise including deposit retention requests to cover any areas that require financial recompense 

The cost for the above Full Management package is a very low 9% pm with a one off set up fee of £195 per tenancy.  We do not charge VAT saving you a minimum of 20%.

  • All of our viewings at our properties are accompanied by staff so that we can be best placed to answer any of the prospective tenant’s enquiries.  We offer early morning, evening and week-end appointments to suit work commitments 
  • Upon finding a suitable tenant we will carry out all of the pre-tenancy and credit / affordability checks also taking up employment and landlord references.  We guarantee 24 – 48 hour application turnaround.

  • The deposit is to be lodged within 7 working days with the government approved Deposit Protection Scheme (DPS).  We will also update all utility companies and the council notifying them of the change of tenant 

The cost for the above LET ONLY service is simply a fixed fee of 75% of the first month’s rental figure. 

We do not charge VAT saving you a minimum of 20%.
