Busy, Busy, Busy (8/5/2016)

It has been a while since we updated the blog on a regular basis as things have been so hectic. With our lettings department getting very busy we have been working well into the evenings to make sure our tenants and landlords requirements are met.

This past week we have seen 5 new instructions, 2 x 1 bed flats (Royal Wootton Bassett), 1 x 2 bedroom apartment (Royal Wootton Bassett), 1 x 2 bedroom house (Royal Wootton Bassett) and 1 x 2 bedroom house (Chippenham).

Interestingly the 2 bedroom house in Wootton Bassett will accept dogs into the property. This is very unusual due to the many obvious reasons surrounding the risks of housing pets however it is the perfect opportunity for someone to move while keeping their cherished pet with them. A slightly larger deposit is required under these circumstances however it is pleasing to see the landlords accept that pets are an important part of the family unit and have made this option available.

Right To Rent – Information For Tenants (1/19/2016)

As of February 1st 2016 the Right To Rent Scheme will be fully implemented for all letting agents and private landlords. From that date all prospective tenants will legally be required to prove residency prior to occupying a property.

This process will apply to all applicants and there are a number of documents that will be required to facilitate these checks. When you apply for a property through Tydemans Residential we shall advise you of the documents that are required and once provided, copies will be taken. There are no extra charges for these checks as they are included in the initial administration fee that is already in place.

The Busy Autumn Conditions Continue (10/29/2015)

Well the month of October has continued as September left off……very very busy. We have had a number of tenants move creating opportunities for new tenants to view and secure new homes for themselves. Landlords – Are You Ready? (9/18/2015)

As of the 1st October 2015 it is a mandatory legal requirement to have a smoke detector fitted within a rented property. You are required to have 1 smoke detector for each storey of a dwelling which is functional and has been tested.

From the point of installation it is up to the tenant to look after the smoke detector on and on going basis.

September Has Started As Expected……Busy…. (9/7/2015)

This past week we have very busy dealing with numerous calls and emails from potential tenants looking for a new property. One of these calls was lucky enough to coincide with a tenant giving notice on their 1 bedroom flat so we have been able to agree to let the flat to them come 1st October 2015.
