The building is overseen by the Freeholders/Landlords who, in tandem with the leaseholders, utilise the services of Tydemans Residential to oversee the day to day aspects of the building. Upon request from the freeholders/landlords, Tydemans Residential are responsible for obtaining quotes for consideration, arranging repairs where instructed, communication with leaseholders surrounding access for works, site inspections, maintaining the grounds/car park etc. Service charges, regulatory paperwork, lease decisions, accounting, spending and all legally binding decisions fall into the remit of the Freeholders/Landlords/Leaseholders.

We do not make unilateral or independent decisions on their behalf regarding any aspect of the building and we are unable to commit to spending or proceed with repairs without obtaining clear consent to proceed. We appreciate this can be frustrating as it can slightly hinder response times but the liability sits with the freeholder/leaseholder and as such we must be guided by their instructions. The management Committee are the responsible persons (RP’s) for all required regulatory reports such as the FRA, EICR and are the ones to approve and make all legally binding decisions and oversee their implementation based on the content of these reports.
