The Marlborough Court site is a building which was built circa 1970 and houses 36 studio and 1 bedroom flats with a secure entrance providing access to the building. The building is spread over 3 floors with a single staircase providing access to the floors and communal hallways leading from them. There are communal gardens around the vicinity of the building and it is located adjacent to a local green. A carpark is available to all residents providing an allocated parking space plus a further 6 visitor spaces.
The building is overseen by the Residents Management Company and Landlords, C. H. FLATS NO. 2 (WOOTTON BASSETT) LIMITED via a Management Committee. The committee utilise the services of Tydemans Residential to manage the day to day aspects of the building on behalf of the leaseholders where we carry out the instructions of the committee (inspections, liaising with contractors/leaseholders, attending committee meetings, gathering quotations etc). Sales packs (LPE1 forms) can be provided by us to solicitors however the information is simply gathered by us from the committee. As such, to avoid costs, owners may wish to obtain the information themselves. Accounting services, budgets, service charge and all other legally binding decisions inclusive of spending fall into the remit of the Landlords/Management Committee. The management Committee are the responsible persons (RP’s) for all required regulatory reports such as the FRA, EICR and are the ones to approve and make all legally binding decisions and oversee their implementation based on the content of these reports.
Please note: Tydemans Residential will only act on instructions from the directors of the committee and are in no way liable for the decisions made by them. We do not make unilateral or independent decisions on their behalf regarding any aspect of the building and we are unable to commit to spending or proceed with repairs without first notifying the committee and obtaining consent to proceed. We appreciate this can be frustrating as it can slightly hinder response times but the liability sits with the committee and as such we must be guided by their instructions.
